How Makinen Venture built 54.000 m2 of office space in Senegal

The Business

Makinen Venture is a construction company that builds medium to large scale projects in Africa. Founded in 1998 in Genoa, Italy, the company now operates in many countries, such as Equatorial Guinea, Senegal, Chad, Niger, Gabon, Congo Brazzaville, Uganda, Rwanda, Togo, Equatorial Guinea, Cameroun, and Morocco.

The company delivers turnkey projects like luxury housing, hotels, presidential palaces, sacred and public buildings. They have the expertise to build from the ground up to perfectly furnish and decorate any type of building. Makinen operates with a workforce of expats and local workers.

Makinen is also acting as a central purchasing service provider to African companies looking to import high quality and fairly priced construction materials.

The Project

In an effort to relieve the pressure on the city, the Senegalese government has decided to relocate some ministries of the capital to a new city. Located 30km from Dakar, Diamniadio is a city in the making and should eventually become home to 350,000 people. Makinen Venture was in charge of SPHEREX, one of the biggest construction projects of the country to this day. The project was to build 54.000 m2 of office space and 10.000 m2 of parking space in order to allow 9 ministries and its 3,000 workers to be properly relocated.

The Goals

  3. Deliver within a reduced budget of €10M compared to the lowest market offer

The Challenges

  1. It was our first contract in Senegal and we had to hire 1300 workers
  2. Had to operate within a very tight budget
  3. Coordinating a new and big team of local workers and expats

The Actions

  1. Had to deploy our most experienced management team
  2. Had to monitor the expenses very carefully
  3. Had to restructure our work flow a few times in order to be more efficient

  1. The hotel was delievered on time for the big inauguration with President Macky Sall
  2. Makinen was able to deliver the project within the reduced budget
  3. The quality of the buildings exceeded standards
  4. 1,300 very proud workers
